DiaNova and your property
How does your concierge service work? What do you actually manage?
DiaNova coordinates your short-term rental from A to Z: preparing and listing the property, managing bookings and prices, self check-in, guest support seven days a week, cleaning, linen washing and rotation, replenishing supplies, minor maintenance and checks between stays. You enjoy your property; we manage the day-to-day details.
How do you make sure my property stays clean and well maintained?
Cleaning after each stay is carried out by professional service providers. We check the quality of their work and document the property’s condition with photos and videos around each changeover. We also monitor routine upkeep and coordinate necessary work before the next guests arrive.
How do you protect my property against damage?
We combine regular checks, photos and videos with measures such as a security deposit or card pre-authorisation, depending on the booking. If damage occurs, we document it and coordinate the dispute with the guest, the booking platform and the relevant service providers. We keep you informed throughout.
Why choose DiaNova over another concierge service?
DiaNova was created by property owners and hosts, for property owners. We know a home is an asset to enhance and protect. We coordinate its rental from A to Z, with operational care, attention to the property and transparent reporting.
Where in France do you operate?
DiaNova manages rental properties throughout France: city apartments, holiday homes, mountain retreats, seaside addresses and quieter destinations. We adapt our approach to the home and its surroundings.

Platforms, revenue and reporting
Which platforms do you use to rent out my property?
DiaNova lists and manages properties in particular on Airbnb and Booking, two of the world’s leading booking platforms. We synchronise calendars, bookings and prices. We are also working towards direct bookings to reduce platform fees.
How do you improve my rental income?
We refine the listing, photos and visibility of the property, then use dynamic pricing. Specialist software helps us adjust rates daily according to the season, demand, competition, local events and the property’s results. We aim to improve performance without promising a fixed income.
How can I follow my property’s performance?
You receive clear monthly financial reporting showing rental revenue, occupancy and our analysis of the results. We also suggest adjustments to improve the property’s presentation and performance over time.
What are your fees?
Our commission depends on the property’s monthly rental revenue: 14% below €600, 18% from €600 to €1,300, and 23% above €1,300. The service remains the same at every level: DiaNova coordinates your rental from A to Z. Only the commission rate changes with the property’s revenue. It is a partnership in which DiaNova’s performance depends on your property’s performance.

Guests and property care
Do I need to be available for guests?
No. DiaNova handles guest communication by message or phone and provides support seven days a week. We also give guests a welcome guide and practical tutorials for using the property’s equipment.
How do arrivals and departures work?
We prepare a complete arrival guide and, depending on the property, arrange secure self check-in. Videos can explain access and how to use the facilities. After departure, we coordinate cleaning and checks before the next stay.
Do I need to provide linen and supplies?
Linen and consumable supplies are at the owner’s expense. DiaNova coordinates linen washing and rotation, as well as monitoring and replenishing essential supplies between stays.
What happens if a guest damages something?
We identify and document the damage using the available checks, photos and videos. When needed, we open a dispute and coordinate it with the guest and the booking platform, while arranging any necessary repair with our service providers. We keep you informed throughout. Depending on the booking, a card pre-authorisation or security deposit can provide protection in addition to the platform’s own guarantees.
What happens if equipment stops working or a repair is needed?
We call on our network of specialised professional service providers throughout France for a prompt response to minor maintenance issues, such as a blocked drain, a water leak or faulty equipment. Our aim is to make the property functional for the next guests as quickly as possible. Major works fall outside these routine interventions and are handled separately by the owner.

Getting started and personal use
How do we get started with DiaNova?
We first assess your property and agree on your goals and rental strategy. We then sign an agreement. After that, we prepare the property for operation: presentation, professional photography, listing, arrival instructions, welcome guide and management tools. Once the platforms are activated, DiaNova takes care of the complete ongoing management of your rental.
Can I still use my property myself?
Yes. Tell us your preferred dates far enough in advance to avoid bookings already confirmed. We agree on the final dates together, then block them in the calendar.
Is there a minimum contract term?
The agreement is for 12 months. Either party may end it under the termination terms set out in the contract.

Administrative and tax questions
What steps should I take before renting my property for short stays?
The steps depend on the property, how it is used and its location. Drawing on its experience, DiaNova can help you identify points to check, gather useful information and prepare discussions with the relevant authorities. This gives us a clear view of the steps to complete before the property is listed.
Can DiaNova help me understand the options for taxes and income tax?
Yes. DiaNova can share its experience of short-term rentals, direct you to reliable information and help you prepare questions relevant to your circumstances. DiaNova is not a legal professional and does not provide personalised legal or tax advice. To choose a way to hold the property or a tax regime, you can consult an accountant, notary or lawyer, who can recommend an approach tailored to your particular circumstances.
